Forza Commercial Real Estate recently announced its acquisition of a 24-unit multifamily apartment complex in Centralia, Illinois. The Village Apartments of Centralia, located at 1104 E. 13th St., marks the company’s first presence in the prairie state.
“Forza has demonstrated on previous projects that we’re capable of making a huge impact in the communities we serve through strategic investments and high-quality renovations," mentions Forza Director of Construction Mike Kienholz. “With the Centralia project, we expect to provide the same level of service, if not better, than what we’ve provided to our Indiana communities.”
The company chose to expand its presence beyond its hometown of Indiana after they discovered Centralia shared a similar mission: ‘to improve the quality of life of its citizens in an efficient, effective, and progressive manner’.
“Forza selected Centralia, Illinois as its first out-of-state multifamily property for several reasons,” said Kienholz. “First, when the opportunity to expand into Centralia presented itself, we knew it would fit within our operating parameters for site selection. It also helped that the property was available for sale during the time we were looking to buy. Second, the property presented an opportunity for Forza to maximize its benefit to the community based on the existing conditions of the property and the amount of occupancy at the time of acquisition.
“Our business development and construction team investigated the property and determined that despite its overall poor appearance, it was a great fit for a refresh from our proven remodel process,” concluded Kienholz.
Forza closed on The Village Apartments of Centralia in mid-July and renovations have already begun. Renovations will include the company’s standard upgrades such as new roofing, flooring, and modern aesthetics. Keeping in line with Forza’s ‘improve lives’ mission, upon completion of renovations, residents who qualify for low-income housing assistance will be offered education and guidance for preserving any financial support.
Units are anticipated to be completely renovated mid to late September and will proudly feature the following amenities:

This will be the company’s first property acquisition in Illinois and its fourth property acquisition in the 2024 calendar year. Earlier this year, the company expanded its presence throughout northern Indiana after acquiring properties in Tipton, Crawfordsville, and Summitville.
